Are 4 Years and A Renovation Worth 56% In This Market?

181 Crescent Road - Kitchen Stove and Range

181 Crescent Road is a gorgeous, 6 bedroom home in Rosedale that was recently renovated by Colette Volk Design. The listing describes it as the “designer’s own home”…which is interesting since it was last on the market only a few years ago (2012) without the-renovation, so “designer’s own flip” might be more appropriate description. The home is currently listed with Vicky Tal for $5,875,000 – a 56% increase since it was last listed in 2012 at $3,300,000.

The Details

It really is a sexy home either way. That marble and brass kitchen is my favorite part, but the bar in the living room is also a definite highlight. It also features a large master suite, beautiful paneling, and did we mention the kitchen?

There’s no way that’s worth almost double for the kitchen renovation.

I’m sure there’s someone with terrible taste that’s going to like this place, but yuck!

It’s so girly and perfect, but I could probably do twice as good for half the price. $2M gets you a REALLY nice renovation.

The house was actually completely rebuilt from the studs. The whole back of the house taken off and the foundation redone on the back, the entire basement dig down and opened up. So there was a Ton of costs involved where you don’t even see it. The house had been a rooming house at one point with the whole main floor carpeted to hide all of the old wall and terrible floors. It costs a lot more to renovate a historical house then to build a new house. As well, this house was done with the most high end finishes, for plumbing, marble etc so not just a kitchen Reno! You have no idea how much this Reno cost!
