That makes it more likely to suffer from a correction in a collapse of prices. Vancouver is overpriced, but there is strong support if it drops from local incomes due to the higher rents.

If I’m willing to pay 50% of my home’s value in Toronto, that’s still almost double what locals can afford (assuming the median).

They’re going to be stuck in the same situation as Ontario soon, where homes are only for the top 10%.

Best decisions I ever made, and I’m sitting on an extra million made tax free. I don’t know if I’d buy right now after the increase (prices are almost double around the Arm these days), but in hindsight it was ridiculous to be scared of moving because it seemed too “remote.”

Good luck to everyone, and I hope things work out for all. Don’t get greedy with the gift you were just given by the pandemic though.
