I don’t see investors dumping properties because they are “investors” You generally buy a property because the amount you are getting in rent made sense for the expeensives you had to carry.
Rental rates are rising as less people are buying, that’s good for the investors. The folks that are selling are owners. They have made substantial gains over the last couple years. They can take their gains (tax free) and buy back into a market that is in decline. Maybe they get a better place for the same price.

I have 4 friends who bought second homes as investments in the GTA. They all anticipated bidding wars but those did not materialize. These 4 sellers have pulled their properties off the market (due to lack of interest from buyers) in hopes that interest rates will be slashed again soon and the buying frenzy will resume. At that point they plan to re-list their properties. I wonder how many others are like these 4?

Squeeze the property hoarders out of this market and give families and the young a chance to buy homes at reasonable prices. People forget that high rates are temporary but that mortgage balance sticks with you for good. Best time to buy is when prices are lower (means lower down payment), rates are higher (as long as you can afford it) and you are committed to own for at least 10 years. Shitty time for investors but great time for actual home owners that can afford the payment. I believe this is also an opportunity to shake out those buyers who were actually renters disguised as buyers ( they don’t take care of property and are not committed to it) which pushes them back into renting, hence one of the reasons rents are rising.

It’s not regular families selling because they got nowhere else to go. Sure you might see the odd one or two. How all the sudden plenty of inventory.
